# Real Estate — Transaction & Fair-Housing Checklist

**Activate when:** taking a listing; writing marketing copy; presenting offers; coordinating to close; onboarding a new agent's process.
**Do NOT activate when:** running a CMA with no compliance action.
## Why this variant
The parent checklist is a must-not-skip gate. A real estate transaction has legally required, penalty-backed steps (agency disclosure, material-defect disclosure, fair-housing) that are easy to skip under deal pressure. This maps them onto the gate.
## Domain inputs → the checklist gate
- **Agency disclosure**: relationship (buyer/seller/dual) disclosed and documented per state rules.
- **Fair housing**: no steering/discrimination on protected classes; advertising language compliant (describe the property, not the buyer). *Gate: any ad copy referencing who "should" live there fails — rewrite.*
- **Material defect / property disclosures**: seller disclosures complete; known defects not concealed.
- **Deadlines**: inspection, financing, appraisal, and closing contingency dates tracked (feed a deadline agent).
- **Earnest money / trust handling** per brokerage + state rules.
## Worked example
Draft listing says "perfect for a young family near great churches."
→ Fair-housing gate fails (familial status + religion steering). Rewrite to property features only ("3BR near parks and schools"). Catch before publish.
